We've been building for 30 years in the commercial and residential markets. We started our company building our own projects, then we followed the traditional path of operating as a general contractor, hard bidding other company's projects. The problem was that hard bidding didn't seem to make our clients happy because no one can predict every circumstance that pops up during a building project and changes the cost or the finish date. It created too many of the dreaded "change order" documents. Getting to the end of a project, exactly when predicted and exactly on budget, just wasn't happening often enough! We felt like everyone was disappointed at the end with the change orders or time line delays and after working so hard for a great outcome, it just wasn't satififying to us!
We changed our model 20 years ago to operate on a cost-plus model, opening up the process to discussion, education and collaboration. This more inclusive "project management" model is used more commonly in the industry today and we believe it serves the best interest of all parties involved. No one has to add extra cost to cover "what could happen" so it saves the Owner money and it puts the Owner in the driver's seat of their own project, being part of the material, supply and operating decisions with counseling.
Every material has a pro and a con, every design decision does too. Some decisions the code, cities and engineers need to make, some are more flexible and those are the decisions we can discuss and incorporate.
Our ability to provide great design, and Owner forward partnerships is the key to our success. Building on a cost plus model keeps the design and construction process transparent and collaborative. We don't like suprises and misunderstandings anymore than our Owners and we work hard to manage them. Now, sometimes mother nature and permitting present a few, but this way, we're all in the trench together, working our way through situations that pop up together with he design team, suppliers and nature.
We share all costs with our clients. We talk through design ideas, their impact on the time line and project costs before the project begins, which is the best time to control costs and time lines.

Retail
We design and build tenant finish spaces. Bring us your design or we will help you create one with our architect and engineering partners.
Commercial
We build ground up commerical and industrial projects. Most of our projects are for companies that want us to handle the entire process; design documents, permitting, zoning changes (if needed) and general contracting of the project. We build nationwide and can do projects in multiple locations.

THE BUILDING PROCESS
step 1. discussion
A discussion about your project starts with the desired function, cost and out come for the project. We collaborate to offer you our best guidance in creating the project you want. Hopefully, we establish that we are the right fit for you during this phase and can be a great partner for job.
step 2. brief & design
A preliminary budget and set of design documents are created to attain trade proposals and material costs for the project. When all elements of the project are agreed upon and the permits are obtained, on to the construction process!
step 3. Construction
During the construction of the project, updated schedules and cost reports are generated for our Owner. Some Owners like to come out often during the construction phase, and some just want the keys when we're finished! You decide how involved you want to be and we will do the rest! We will provide the supervision and expertise you need in making the project wonderful.
